Can small changes be done after house plans are approved/stamped? I just got my remodel plans back from the city. But I decided I want to move an entry door to the garage four feet to the left and move the washer/dryer location about six feet. My question is if this can be done without having to have the architect draw up new plans again or pay additional fees to the city and would the inspector not allow it? thank you

Renovating small house for resale and need an opinion on bathroom vs. bigger kitchen? We have just bought a small (480 sq ft) small house with no basement to renovate and resell. It has one bedroom, small living room and very small kitchen and even smaller bathroom. The lot is big so we have already dug a hole, poured foundation and are planning on moving the house on top of the new foundation. So, the basement will have 2 bedrooms, full bathroom, laundry room and the mainfloor bedroom will be opened up to make a bigger living room. Ok...here comes the question...would you take the bathroom out on the mainfloor and open the kitchen or would you take the tub out (it's only a 4 ft long old tub) and keep a bathroom upstairs and keep the small kitchen? how to make different themes work in a small open-plan house? I would like the kitchen to look modern with the stainless steel appliances and red, white and black key pieces.... then the dining room which would literally consist of only the dining table, whatever is on it, new curtains and MAYBE a very small display stand of some sort (would only fit one thing on it as a feature in the window) to be in a pretty, old fashioned, almost country look, with wood, pinks and creams in lace and florals.... then the sunken lounge to be kind of moroccan/boho/relaxed dark woods and indian looking fabrics.... PROBLEM: house is an open plan house and you can see each of the three rooms extremely well from wherever you stand. none are very large areas... the lounge is only separated from the other two areas by being sunken with two little stairs, the kitchen and dining room have nothing separating them at all... how can i achieve this kind of versatility without it clashing terribly? the colour palate idea could work, it would be so hard choosing... but it could work! the room screens will not work. the space is too small to shove big things in between. the entire area of kitchen and dining from one end to the other only takes 6 or 7 steps from the furthest points! and the lounge is a decent size but its sunken so i guess thats a separator in itself. i cannot hide the rooms from each other, so i have to find a way to make them work together.

Buying a small house or condo versus renting an apartment? This summer, I will be moving out of my parents house to attend college (3 years to go) in another city. The city where I plan on moving isn't known for low rents, however it has fairly low entry-level housing costs. Therefore, I'm in a bit of a predicament. For about $525/month, I can get a decent one bedroom apartment with heat and water paid. As that is rent, it's money I'm never going to see again. For about $600/month, including condo association fees, I can get a newly updated condo that also includes heat and water. It's a two-bedroom unit with a garage (something I wouldn't get with the apartment). I understand the condo association fees aren't much different than rent, but its a small fee ($150). With such a small difference in price, I'm a bit unsure of which route I should take. I'm open to suggestions or other people's experiences in this matter. Any advice would be great. Thanks!

Is it true it's most financially wise to buy the smallest house that will fit my needs? If I live alone, would it be a total financial mistake to buy a four-bedroom home? I understand that I would be heating the whole house and paying property taxes on all that space, not to mention having to insure it. How deep to dig for a rubble foundation when I build a small cob house? Is similar to adobe or caliche weight. I've just bought land near downtown San Antonio and plan to build a 120 sqft cob building to practice cobbing and to have storage. So far, I have dug a hole 4 feet deep to see what kinds of soil layers I have. It is nothing but that dark gray clay that is rock hard when dried out and sticky when wet. I suspect the bedrock is far,far below since this is a river city. What is the min. depth builders/construction workers dig to when constructing caliche, brick or adobe structures on expanding clay? I thought of making the walls 16 inches thick at the bottom.

My uncle knows the guy who is putting in cabnets for this new house and I was wondering if it was possible for this guy to get with the company who built it and get the plans for it, I don't need those huge plans for the owners of the house just small ones on printer paper or whatever. Also do you know of any websites I can go to to get the plans, because they are public records, aren't they? Any info you have about how to get the plans please let me know. Can I get them at the library? Is that possible? Thanks--

What is the best size tile for a small entryway? We currently have 12x12 size tiles, they look fine, but it;s a small entryway and I'm wondering if a smaller size tile will look better. We may be putting our house on the market and plan on making small improvements during the next year. The entire tiled areis about 9 ft. long and 3.5 ft. wide. I should mention, we aren't changing them for no reason, the middle ones are cracked and they are boring white tiles. Our house isn't huge and we just want to make it look as updated as possible without spending a lot.

hi i need farm house plans!? hi i would like to build a farm house ! and i dont want anything big at all! i dont like the plans on line because their way to modern looking and big for me. pleas i would like 3 rooms and a small bethroom attached to one room. on the upper floor..and on the bottom floor i would like a kitchen..medium sized and a livveing room and a dining room and a bathroom. please if you have any plans that you have used or know of that match this pleas give me the link or ill give my email thanks so much!

Should we move to rent or stay in too small house with a mortgage? we live in a older house that is really small and would be expensive to redo and add-on. We have been given the chance to move a few houses away from where we currently are and pay rent until the owner dies and we would inherit it. We still owe 23 years on our house. We would be paying about the same as we are now. The new place is a duplex that has been rewired, etc.. we would get both halves. The new place is alot bigger that our current house. we need the space as we have a 2 year old and may plan on having more children. The owner is our friend and neighbor. My husband thinks it would be great but i worry that we won't be able to sell our house and the other unknowns. I know that we have to do something. I also worry about going from "owner" to "renter". Any advice? The owner inherired the house from a friend. There isn't a mortgage. We really trust this person.

Would you buy a newer house or older one? If you have a choice between two houses in the same area: a. A house built in 2003 with "Energy Star" features, in a new neighborhood, open floor plan, but smaller yard. b. A house built in 1980 with matured trees, large yard, priced cheaper, but needs updates. (note: Assuming you can't upgrade an old house into "Energy Star" compliant.) Which one is more appealing to you? What other factors will you take into consideration?

What are some good ideas for a small close friends and family christmas party / open house? this is an informal party for family and friends to get together and I have never planned a party like this by myself.
