How is the home design center experience? My parents & I are having a house built & we have an appointment at the home design center. They say it should take about 4 hours. Does it really take that long to pick out countertops & molding? What kinds of things should we be looking for?

How much would architect design fees be for a 3br/3ba off-grid home in rural Central California? My husband and I are planning on building a second home on a very long-term basis. This home will most likely be where we'll retire to. We'll have to do this in stages for financial reasons. We're planning on buying a large piece of rural property, and having a well-planned, mostly-to-fully off-grid home designed that is simple but beautiful and not too large (between 1800sf - 2400sf). We'd love to do a prefab, but, depending on the nature of the land, it might have to be a custom design. I just have no clue as to what architectural fees could be. Thanks for any feedback on this.

New build home Design Center Upgrades? Which ones improve the homes value? I think I got a great deal on a new build home. Now it's time for the landscape, wiring, and design center appointments. I'm cool in all areas except the design center. Light fixtures, faucets, etc, I can do myself. Is it smart to upgrade the counter tops, cabinets, sinks, etc (major items)? The costs of these items are rolled into the price of the home at closing. OR should I wait until my finances permit and do them myself? The only thing I'm sure on upgrading is the carpet pad.

I am looking for an inexpensive home design for a small and narrow lot 28x72. I want a simple lean to shape.? Most homes are too wide and the modernist homes are nice but too expensive. I only need windows on the front and the back. I do not need a garage, but I do need a drive. I have front and back street access and it needs to be built on piers. I would like 2 bedrooms with 1 or 2 baths and an open floor plan with the living and kitchen areas. It should be 1,000 sq ft or under and a very simple inexpensive design. I feel like I have few options because I want to keep the cost down and no one makes money that way. I only need maybe 2 interior doors at the most and I would like my closets to have rolling barn style panels. I do not want a pitched roof but I do want a lean to style roof, so the living room seems vaulted but I can put the duct work above the ceiling in the bedrooms. I want the bedroom and baths on one side, with a porch and living space on the otherside possibly wrapping around the back. It does not seem that this should be so complicated. Help where can I get a design cheap.

HOME DESIGN PROS -- I need your help!! How do you squeeze multiple needs into just 2 rooms?? Not sure how to set up a bigger playroom..... I work from home, so need the office set-up to be convenient and we rarely have guests, but I think I should keep the queen bed. The baby's room is very small (10x10) and other room twice as large (10x20)... should I squeeze the bed / desk into the small room and leave the large room for baby / play area as my main goal is to have a large space where the baby can spread out his toys now that he is growing (he is 1 now) Or do I keep the office on part of the large room and somehow divide the rest for baby (convenient b/c I can work while he plays -- but who wants computer equipment in the baby's room??!!) We are also planning to have anther baby sometime soon, so I giess if I make the large room just for baby, he will later share with the newborn -- is this a good idea??? This can't be so difficult, but I am having quite a time fitting the many needs (baby playroom, office, guestroom, new baby crib area in future) into two spaces

Home design: Is it okay to flush furniture to window where there is curtain? I think my husband is talking air when he says its okay to put the TV cabinet against the floor to ceiling window to 'save' space.
