Ranch Style House Plans Knowledge Base

What is better a ranch style house or a two story ? My husband and I are planning on buying a house soon we just don't know which style is better and wanted to get some peoples opinion. We are planning to have two kids ( in the near, near future) we have heard people say that ranches are basic ( I'm not sure what that means) and that two story's are unique? What do you think?
Ranch style floor plan...? Im doing a project for school in my Future Studies class, and need some help finding a floor plan of a house. it has to be a ranch style house with only a first floor and a basement, needs 2 bedrooms (no more please) one a master and one a spare. the hard part is finding a layout of of both the first floor and the Basement, then I need a Picture of the front of the house. I would prefer something I could load into Punch home design and tweak if I need to, but a link to some pictures would be very handy. I know I wasn't to descriptive here, but any help would be apreaciated.

Best way to add on to ranch? We are in a ranch style house that is basically 50 ft long by 28 ft deep. To the left (as looking at house) is also an approx. 28x28 sunroom with a garage below. The right side of the house has three bedrooms (two across front, starting to the right of the front door and the master in the right, rear of house), two bathrooms (running parallel to master, going towards center of house). We need to add additional space and originally were thinking of going up, but now I'm wondering if bumping out would be a better solution. I'm considering a one story "L," coming out towards the front from where the two bedrooms currently are. We need to add at least one bedroom, but two or even three would be better. I have been searching floor plans available online but haven't come up with anything close to what I am thinking. It seems all bump outs are the garage part. I am hoping for ideas of how to set this up. Thanks!

Building a house on land that i already own...? So my mother has promised to give me her second property. There's an old ranch style house with an acre of back yard on the property. She rents it out to a family right now, but in a few years i'll be wanting to make my move on the property.... So my question is, would it be cheap to build a new house on land that i already own, rather than buy a house on land i don't own? I plan on tearing down the old house since i don't like it at all...
Need decorating help: What kind of interiors doors? I have a two-story ranch style house built in the 1980's with large windows across the front. I bought the house because I loved the simplicity and the open floor plan. However, the doors are all flat slab and hollow core: they need to go. Help me decide what style of door to go with. Should my homeowners insurance pay for an entirely new roof? I live in Michigan and have Pioneer State Mutual homeowners insurance. During a recent storm, a large tree in our backyard fell straight across our single story ranch style house, coming to rest with the tree top in our front yard. The tree damaged the roof in the front and back. The damage on the rear of the house is much more significant than in the front. We cannot find shingles to match the ones up there now, so the insurance company agreed to re-shingle the back half of the roof(not including attatched garage) and feel repairing the front half of the house with shingles removed from the rear is acceptable since you can't look at both sides of the house at the same time. The new(dimensional) and the old shingles(3 tab) look nothing alike. Every bone in my body tells me this is not right. Today we have asked them to put in writing why they will not redo the entire roof. We plan on filing a complaint with Michigans OFIS. Thanks for your replies. I am aware the dimensional shingles cost more than the 3-tab, however I'm told they actually install much faster than the 3-tab so we will end up saving on the labor end of things, enough to where it might actually cost less if not the same. The shingles that are on the roof now are between 10 and 15 years old. They were in great shape and I would say they had another 10 years left in them. At this point we are gonna shell out the extra dough to do the entire roof. It just seems pretty rotten they don't care what our house looks like as long as it functional. I'm not trying to benefit or profit from this, I just want to be where we were at before the tree fell... with a roof thats the same on both sides. This is the first time I've had to deal with anything like this and I'm very grateful for every reply. You've all helped out a bunch in this stressful time and I wish you all the best.
is it completely insane to knock down a house to put up a pre fab? There is a perfect spot that I am very interested in.It is in a great location and has a HUGE lot, something hard to find for this area.The house is less than desirable.Small, very basic and I dislike the floor plan.My cousin just had a modular home put in on her lot and it is amazing.perfect lay out and everything, basically, my dream house. Would it be completely insane to buy this property (at a good price i might add) and put up a modular home in it's place? (granted its ok to do this) the home doesnt look like a pre fab at all...one of the reasons why i feel in love with it.looks like a nice ranch style house.
Buying a Foreclosure/Rewire house? So we are first time home buyers and wanted to get a fixer-upper so we could make it into our cozy little dream traditional style ranch house. The house was built in 1950 and is a 3 bedroom 1 bath approximately a little over a 1000 sq ft. The house is appraised at 67,500 due to its lack luster and none HOA community, we are getting it for about 50,000. The house has to be rewired, gas lines capped, drains fixed and the right outlets in each area, at our cost due to it being an sold as is where is deal. Plus our mortgage company requires this done ASAP. Anyone have any guesses and how much this is going to hit us cost wise, and if we should even deal with this house, we have a contract and planned closing date of march 31st. But we still can back out. Thanks for all advice given!
Can anyone give me an estimate on how much building a house costs? Husband and I are looking into having a home built through a company that already has floor plans for like split level and ranch style homes. Similar to modulars homes. Can anyone give me an idea on how much a home like this would cost about 1400 sq. ft and in the state of PA.
Mom's & Men your opinions please.? My best friend is with a guy who is really a nice guy. He is stable has a good job and is good to her. My question is is he really serious about her or just glad to have a steady sex life? She has 2 children from a previous marriage both girls ages 7 & 4 and they started dating a year ago in April. Around last September she told her family and I that they were moving in together. That he was buying a house for all of them to move into with him, she was allowed to have judgement in the house. They spent only a month looking for a house and had some disagreements. He lives in another town about 20mins away from the town she lives in. His parents own and operate a very small grocery store that he is 1 of 4 managers of. She stated that she wanted to buy the house in the town in which she lives which is about 15x the size of his town. The town that she works in and her children go to school in. He went without her and looked at a house in the small town. He actually made a bid to buy the house before she had even seen it they had a big fight because she stated there was no way the two of them and her two children where going to fit in this house. He bought it anyway. I think the main reason he bought it is because everything in it was brand new. It is a 3br. ranch style house with no basement and she needs storage space. She lives in an apartment that is bigger than this house. The original plan was for him to move into the house immediatly and she had a lease on her apt. that didn't expire until Feb 2009. So she was going to move in in Feb. Well out of the blue he decides that they have been arguing too much over the house so he figures lets wait a year and she can move in in Feb 2010. She was upset over this however still plans to move in with him in Feb. Now she is a person of limited income and lives in income based apartments and gets some assistance from the government. If she moves in with him she is going to have to give up her big, very nice, cheap apt and stop getting the assistance. So she is taking a big gamble here. Because getting those apartments are a shot in the dark! She is selling ALL of her furnature and over half of her kids toys in a yard sale this summer to be able to fit into this house. They are going to have to switch schools. Not to mention where she lives now her children can have seperate bedrooms if they'd like (they currently don't due to their choice) And her extra room is a toy room. These girls have tons of toys and they only get to take about 4 buckets worth to the new house. Because "they never play with them" Not to mention that at his house there is 3 bedroom but he has all of the bedrooms filled. There is his bedroom, a "guest" bedroom and then an exercise/computer room. When she talked about what he was going to do with all of his stuff he said they didn't need to get rid of all of their extra stuff that maybe they should put it in storage "just in case". I'm also very concerned about the children. Their real father is a piece of crap and comes in and out of their lives constantly and really their only stability comes from the home that they have made in this apt. The 7yr old is crying constantly over everything, she is currently in theropy for it and her mother refuses to see that her relationship with her boyfriend contributes to the problem. My friend has been single for the last 4yrs and her children have had her to themselves and are not dealing well with sharing her with a man. My friend refuses to see that she has any part in what is going on with her oldest daughter she blames it all on her Dad. Well her Dad has be inconsistant her whole life and this behavior has just came about in the last year. My friends sister and I are really concerned for her. They do argue quite a bit. They have one big fight about once every two weeks where he storms out and leaves. He says that he is always stressed out because of work. He does work 40hrs a week at a grocery store as a manager. His parents own the store and there are 3 other managers. His father being one of them. She also told us that if something happened to where they broke up he would let her keep the house and that it is their house not just his. We were at a get together and her sister's husband is Mr. Funny man and decided to put her statment to the test. He asked him if they broke up what would happen with the house. He stated he would go to his parents house until she found somewhere to go. Then Mr. Funny man asked him whose house it was and he wouldn't answer the question. He absolutly refused to answer it. Kinda wierd huh? But my question to the guys is. Does is sound like this man has any intentions of commiting to my friend? My question to the Mom's is. Looking for examples of 1/4 rounded stoop for L-shaped ranch style home? Lovely L-shaped ranch at the end of the street needs a new step/porch/stoop (not covered). The house is almost never seen from the front due to a large tree in front yard and the position on street. Walkway approaches from side; door faces street and is not visible to visitor from the path. Front landscaping is bordered in a curved form; I'd like to integrate the new front step by curving it also, to form one continuous line around the L-shaped front. We are excavating to fix the front foundation, so that we will be starting from scratch. Any ideas? Design plans? Do you know a better term I can search by to find images of a 1/4 round front deck? I've been looking by various terms, and have yet to find something done this way... Thank y ou!

What style of architecture is my house? I have just purchased a new home, I love it but I can't figure out what style it is. I have seen many similar houses throughout the southern and southwestern United States but I can't figure out what it is and no amount of searching has brought up houses like this. Here is a description: Located in the Southwestern US Built in 1976 completely original everything, like a time warp. It is a custom home (R4 grade) which is on a mountain side The home has stucco exterior walls and a flat foam roof. It has a built up facade around the edge of the roof so it looks taller and no roof features like A/C units and ducting are visible. There are no lodge poles or spanish tiles on the house. It is not, Spanish, Mediterranean, Pueblo or Santa Fe. The house has slanted maple or cedar planks around the entry way and on other non load bearing exterior walls. This slanted plank is something I consider very 70's or early 80's but have only seen on more ranch looking homes before. On the interior, the house has an atrium when you walk in the front door. It has a rubble stone fireplace as a focal point It has a very open floor plan, you can see the whole living space from anyplace in the house but rooms are defined by elevation. The ceiling is made from very heavy square beams with the same cedar planking as on the exterior as the ceiling cover. There are some 70's version arts and crafts lighting fixtures in the home but I don't feel they really go with the home. There are also the hanging lights which feel almost more 60's. All kitchens and baths have tile counter tops and two tone wood cabinetry. The interior walls are all white plaster, hand smeared smooth. Floor is shag carpet. Lots of windows. If anyone has any keywords I could use to try searching for what style my house is, aside from 70's which is really not helping me, I would be so appreciative. Thank you for that info, I was trying desperately to remember that word, Parapet :) Is there a word for that 1970's style with the 45 degree slanted wood planks then? Those are to me the most defining feature of the house.
CAC units... need answers from homeowners who have them...? I have a farm ranch style house in Suffolk county NY, and I'm considering installing a CAC system. The unit is a Ruud (similar to Reem) 13 SEER on one zone... my questions are: If you have this unit, are you happy with it? How much are your electric bills each month? Is it really cost effective to have CAC vs. in wall units? I had asked the installer (a friend) if I could have two zones... as I'm renting the upstairs to a tenant, and don't want to have the whole house cooled at all times... he said it's best just to have one zone, and that I really wouldn't be wasting money cooling all of it vs. some rooms at a time. Any advice would be appreciated. Forgot to mention... I don't plan on staying in this house more than 6-7 years... and am worried that the cost of installing it wouldn't be worth it. I'm getting it pretty cheap ($6500), but could probably buy 4 in wall units and run them 24/7 for the next 7 years and still not hit the $6500 mark. Any advice?? I should add the the price includes running ducts for all the rooms. The house has no duct work as of yet.

What happens if I am Pregnant and? okay so I am pregnant. My mother has already stressed she will not support the baby. money wise. and there is no room in our house since we live in a ranch style house. I am SSDI and have no job because I live in a small town. I plan on keeping the baby and have no clue what to do. I am afraid of my mom making me give the baby up. Where in Moorpark, CA should I live? I am planning on going to Moorpark College, but not for about another year and a half. I just want to learn about the area as much as possible before I actually move out there. I have 2 medium-sized dogs that will be with me. I can't afford a big rent bill, so the cheaper the better. I heard "The Fountains" is a bad area- is that true? I heard there's ranch style houses near "Moorpark Home Acres" is that a nice area? I would like somewhere with more open space. I don't care if it's out in the "boonies". Just somewhere my dogs can run around! Yet still close to he college. Any help would be greatly appreciated!
Will my kitty fall through the railing spaces in my house? I currently live in a ranch-style, 1-level home with my cat. My sweet kitty loves to jump on and off the counter, walk along the edge of the kitchen table, and leap from chair to chair in the living room. He is a very active kitty. We are planning on moving to a new house w an open foyer and there is this railing on the 2nd flor overlooking the foyer. I'm worried my kitty may jump through the rungs to his death & am even considering pulling out of the deal! My husband pointed out that many many homes have open foyers and railings and cats and do just fine. Cat owners-- what do u think??
Negotiating home price, neighborhood value? W e really like this home. But it is the highest priced home in the neighborhood. It is being listed at around 298k with a tax value of 302k. The other homes on the same street range from 155-210k and are older homes 1980-1993 built. This home was built about a year ago" still new".. and is pretty nice and is insulated concrete construction and a victorian style. The other homes are the traditional 2 story or ranch style. Other houses is the same vicinity 1/2 mile or less and built new with a tax value of 325-330k have been selling for about 245-265, with a few close to 290k. Granted these homes are on the same street. We like the home , but want to protect our investment. We do plan to stay for a long time but you never know. The house did start out at 329k 3 months ago and is down to 298k now. Even if we offered 240k we would still be 40-50 higher on the same street. But to be honest if the home were located in the other neighborhood it should fetch the 280-298 quickly. Should i make a offer lower ? Closer to 220k? The other homes that were selling in the 245-265k range were in a sub division of \ same quality homes.. about a 1/2 mile away. Those homes were new also. And tax value of 325-330k The home i am interested in, is located on a street with homes at the 155-210k range and simliar tax values. Some for sell now at 155k,175k,195k... To the Janet person, within my budget? Just making some valid points... if i buy the house i will be paying in cash. We like the home alot but the neighborhood that it is in has me worried about protecting my investment. I might explore having the same home built elsewhere...
Cheap/Easy Re-Model Ideas? I am moving into my boyfriend's house (his parents are our landlords). The house was built in 1955 (ranch-style). It is a cute house but just needs a female's touch. Currently, it has avacado colored wallpaper (with bird cages on is) in the kitchen that I think I am going to take down and paint the kitchen white (landlords/parents won't let me paint it any other color). His parents have to give us the okay on anything we do to the house. Also, I don't think they want me to do much to the house because their plan is to eventually remodel and sell it. So, with out ripping out the hideous carpet, putting new countertops in the kitchen (because I don't have the money, and I don't think they want me to) what minor/cheap changes can I make to this old house? I SO SO SO wish I had the money and approval to gut this house and start from scratch!! Thanks ya'll!
Can I put a 2nd floor on my house, Colorado Springs, CO? I live in El Paso County, Colorado. On my side of the street, all the homes are ranch style. There are 2 story homes on the other side of the street. My husband and I would like to put a second floor on our home to be our master suite. I've called the city zoning board, the planning board, the city clerk. No one knows if we'd be allowed to di this!! I've searched everywhere on line and can't find a thing. Does anyone happen to know if we'd be able to or where I could find the information? I'm getting very frustrated.
Do I need a Pack N Play? I am trying to figure out if I really need a pnp or not. I am supposed to be getting a bassinet for free from a family member. I could put a full sized pnp next to my bed but space would be tight. I plan on keeping the baby in our room for the first month or so and then into it's own crib. I have a bouncer chair and a swing. So I'm trying to figure out what I would use the pnp for. We don't travel and grandparents have a pnp already at their house. The only thing I could see using it for would be in the living room and outside on sunny days(we live in PNW). I live in a 1800sq ft house that is ranch style, with rooms right next to each other. I do have 2 dogs but not worried about them at all. So should I invest in a pnp?
home addition dilemma? We have a single story ranch style home - about 1500 square feet. We would like to build a 2 car garage, with an apartment above (for our college age son) along with a small workshop (for me) and a bonus room (man-room for my husband) both on the same level as the garage. We will be adding about 1000 square foot of living space not including the garage. We are planning to attach to current house with a covered porch. My concern is that with it being 2 stories, at least for the apartment part, it will look as if we built a "castle" addition along side a shack. Well, maybe not that bad. :) But I am afraid it will look ODD. Does anyone know of any sites that have good pictures of additions to small that I could look at to get some ideas of what we want before we start having plans drawn up? Thanks
I am thinking of building my own home. Do Lego's insulate well? Or would I need a layer of Lincoln Logs too? I am sick of my brick ranch style home. I havent told my wife yet, but I just bought a plot of land about 5 miles away from our house, and I plan on constructing a 4 bedroom home out of Lego's. Does anyone know how well Lego's will insulate my home? Do you think it would be wise to layer the outside of the home with Lincoln Logs? Also, I havent done the pricing (and money is no issue), but how much do you think it would cost for the Lego's and Lincoln Logs? Any other suggestions?
underpinning foundation? I have a 1958 ranch style home with full basement and attached to it at one time was an open breezeway that is pushed in about 5ft that has crawl space foundation with a 4 inch slab on top of it which is now closed in. I currently have plans to extend that breezeway area flush to house to make a new entrance way to the basement and into garage.So heres my question, I excavated the area in front of the breezeway so about 3 1\2 ft down theres about a 6 -8 in footing now my plans show to under pin this, can I leave this area andpour new footing at the new level then go up with new block up against the old area being that this area is only going to be used as a staircase.and about 3ft of this wall has a return that is full height of basement then goes to 3 1/2 ft or so.so theres about 8ft. that needs to be underpinned.I tried to explain most of my troubles .. thanks phil
How do I determine the proper rental to charge a senior citizen for independent care in my home? My husband and I are planning to purchase a lovely ranch style home in Savannah, GA in order to provide a home to 2-3 independent seniors who would otherwise be living in isolation. We will provide light housekeeping, laundry, three meals a day, activities and community service involvement. We are focusing on them living in the whole house, not simply their bedroom. While we envision the home, we are having a difficult time determining how much to charge for the room and the services provided. We currently live in Delaware and I am not sure how to research other similar services. It seems most seniors either live at home or in a larger senior community. Can anyone out there help us???? Thank you someone....but it is not that easy....you would expect it would be....however, that's why I'm here and willing to use 5 of my precious points! :)) The Agency on Aging, Senior Citizens, Inc., Eldercare....Department of Housing - no answer, can't say, won't say....you name it. I can't compare against Assisted Living because they are providing services that I do not. I can't compare against places that offer a private apartment AND services, and I can't compete with the large mega Continuing Care Residential Communities. There is no listing for folks who are renting rooms to seniors and even if there was such a listing, so many of them just provide a room and not a variety of services. I'm so confused and with only looking for 2 or 3 residents, I will go broke if the rent is too low and risk the folks who do move in leaving if they find a better place for less money. Where do we stand with dispute over garden fence? Sorry for the long windedness of the question... We have new neighbours,who have just moved in,who seem intent on complaining about everything.We have lived in our property 21 years,when we did there was already a back garden fence in place,between our garden and theirs,all along the length of the garden.But obviously over time we have repaired it various times.It has always only been us who have ever maintained it,treat,paint etc,our old neighbours let us do the same to the side of the fence in their garden. One year when the weather was very bad,very bad winds,the fence was completely blown down.So we built a new fence(ranch style),in exactly the same place as the old fence that was there when we moved in.Now our new neighbours have informed us that we have 2 and a half inches of their garden,runnung the complete length of the garden,about 40-50foot(on our side of the fence)and could we take down the fence.Surely people cannot be so petty,as to quibble about such a small amount of garden.We have not done anything we are not supposed to,the fence as always been were it is,even before we ever moved in.Any commemts or adevice please. The saga of our fence has just blown up again.All had been quiet till now,but we have decided to move(not because of our neighbours),back to the West Midlands.The house is on the market,and a new home bought already in the Midlands.We are more than likely expected to move out in 6 weeks(with the house still on the market,under the Estate Agents). Three weeks back my mother and myself re-erected some new panels(ranch style) to the existing fence posts at the bottom of the garden,the old ones looked tatty,in exactly the same place as before,no posts etc were removed,just new panels,fixed to existing posts. Whilst doing this our neighbour came out and said "oh,you need not bother to do that,because when you leave we will only be taking it down".We said our estate agent had advised us to tidy up the fence panels etc and take photos,which we did.Nothing more was mentioned. Now,yesterday,the neighbours called me outside and asked if they could take the fence down,then and there,because they did not want to do it when a new owner of the property took over,so as not to cause a dispute with them. I obviously said no,they came out with their deeds and showed us the plans of the gardens.But i said we had ours and showed them ours,with a letter from our solicitors.This is what the solicitors said ... Quote: You will see that the left hand boundry does not run exactlt straight and in fact it kinks out slightly on the left hand side.Your neighbours boundry should be exactly the same and therefore it would appear that your fence is in the correct place The mother is the homeowner and the nieghbours grandmother is the homeowner there.We have said that both owners should get together to sort the problem out.But so far they have not bought up the subject again. If we had over a foot of their garden,i can understand,but we are only quabbling over inches,is that that important? If anything does come of the matter in the next few weeks before we move house,we can claim Prescriptive Rights then,for the fence having been in that location for over 20 years,maybe moving and inch this way or that over the time. Just for the sake of argument,when we leave,and our house is unattended,well the estate agent and a aunt will have a key to keep a check on the property.What if the neighbours decide to take the fence down when we have gone,before anyone buys the property.Could we have them for anything? Have booked an appointment at the solicitors for tomorrow,for a free consultation,neighbours still saying we should take down the fence.We have compared old photo's from 21 years ago when we moved in and photo's taken recently of the garden and fence.We cannot see any noticible difference in movement of the fence,as we said,maybe a few inches here or there,but certainly not 1 foot or more. Our neighbours say their garden width is smaller than what it should be(whatever that may be)16 ft they say.We have just measured ours and it varies from top of the garden to bottom,from 14Ft 6in-15ft 5in(if you want to be particular)like our neighbours. We could come back and say they have a few inches of ours,to be awkward.We have told our other neighbours,who are all good friends,and they have measured their gardens,obviously they all vary,one 18ft,one 15 ft.But they are certainly not quabbling over their respective sizes.They are nice people. I have told the mother to refuse to pay for any solicitors.It is the neighbours who want to prove a point not us.If they want solicitors involved they should pay any monies incurred on our part,otherwise no. We have been and are happy with the way the garden is,and have been for over 20 years,why should we pay to prove we are in the right. So in other words the width of the garden now is 15ft give or take an inch. Converting these sizes,we cannot see any noticable movement in the fence,if anything it seems like it has moved inwards and not outwards. We just got back from the solicitors,explained everything that was going on etc,showed him old photos and new of fence taken yesterday etc.He seems to think we have nothing to worry about.He said he will write a letter on our behalf,stating that if they want to prove the fact we have a few inches of the garden that is theirs,the onus is on them to pay to g et it proven,with their solicitors and surveyors etc.He says if they say anything just keep replying something like "you want to know,prove it,you pay for it,we do not have to do anything". Hopefully this may be the conclusion to the affair,well fingers crossed. Just waiting for the fallout later,the owner of the home next door is coming round in 1 hour. Oh,by the way,when the nan(owner)of other property rang last night,we got into a slanging match,did not swear etc,but heated discussion.She said she will get intouch with the council and put in a claim for unregistered land(meaning the few inches our side of the fence),and this will stop us from selling the house.Can she do anything as drastic as this.
what is your experience with Charcot Marie Tooth disease? I have a friend that was recently disgnosed--I don't know teh specifc type right now....we have been reasearching online--inlcuding the CMT organization and MDA--but there is little info on mobility issues.. do some or most people with CMT need a wheelchair at some point or do most people remain ambulatory-and just need braces-maybe a cane? we are aware of what the MDA and CMT sites say--we are looking for more--- he is planning on buying a house next year--should he look for something that will accomodate a wheelchair without expensive modifications--he is looking for a ranch style (without steps), but does he need to be concerned about gettiing a wheelchair through doorways and maneuvering in the bathroom, Kitchen, tight corners, etc?
Will insulation help? I live in a wood frame, brick home that is 70ft by 34ft....open floor plan. If I insulate under the house (the floor) and add more insulation to the ceiling, should by energy bills be less? And to what extent? I am a widow and cant afford the power anymore and wondered if the investment would be significant enough that I wouldnt have to leave my home. The house is built on clay soil so there is also significant moisture under the house. So much so that the air conditioner struggles to keep it out of the house. I put in a new split a/c-heat unit four years ago and already need a new compressor. Will the insulation help the moisture issue inside my home also? When insulating the attic, where the duct work runs, should I place layers of insulation on the duct work? Finally, it is a ranch style home with a gable at each end of the house. It is a feasible idea to have a fan put in one of the gables for extra ventilation on especially hot days? I would have to do the work myself due to the expense but am wondering if taking care of these problems with insulation would allow me the savings that I need to stay in my home. My power bill runs between $500 and $600 monthly during the summer and winter months. Walls are well insulated. Father built this house in 1988 and all but the floors were insulated.
How much would it cost to build a staircase that doesn't already exist ? Right now I live in a ranch style home with an unfinished basement. We plan on finishing the basement, but realize that the staircase is in an undesirable location. As it stands right now, you would have to walk through the entire house, through my laundry room, then down a very steep staircase. I have a location in mind (halfway between my living room and kitchen). There's a closet there right now....kind of in the middle of nothing. I would like to know about how much this would cost or if it would be too hard to do. Any idea ?
Need help designing new apartment floor plan? Girlfriend and kids are moving out so now I need to convert part of the house into an apartment to keep paying the bills. I need to know if my plan will work or if im just wasting my time and ruining my house. A bedroom on the back on the house has a sliding glass door so i though that would make a good entry way for the apartment. The bed room is 14x14 and i want to know if that is big enough to act as a kitchen and living room. Off the old bedroom is a 14x11 room which was going to be a master bath and walk in closet that was never started. I plan on making this room the bedroom and creating a bathroom by cutting my utility/laudryroom down while making it available to both sides. I have a picture of what i came up with. the 14x14 room has to stay in tack. i would rather the 11x14 room does too but i would be up to suggestions. The kitchen and bath layout can be anything. This Friday night (10/10), me and some of my family are planning on dining out. Any suggestions? ? I'm referring to the areas east, south and southeast of Dallas, Tx. (north and east Texas). We're planning on going out to eat in either Kaufman, Henderson or Ellis County. Narrowing that down a lot, in Kaufman County, it would be in Kaufman or Terrell. In Henderson County, it would be in the Cedar Creek Lake area (either 7 Points or Gun Barrel City). In Ellis County, it would be Ennis. Now, of those towns that I just now mentioned -- Kaufman, Terrell, Ennis, 7 Points or Gun Barrel City, what are some restaurants in those areas that you would recommend? We are on a budget. Painting my kitchen hot green....anyone know about interior design? I love bright colors. I want to paint my kitchen bright green. Picked out house with builder, what to offer? I sat w/a sales rep with a builder the other day and I picked out a style of home and the upgrades I wanted. The base price of the home was 172k, w/the upgrades the total came to 212k. I'm pre approved w/my own mortgage broker. The builder owns their own mortgage company and I don't mind using them as long as I get a good deal. I haven't made any contact with them about any offers yet, but plan to this week. Other builders in the area are offering homes with similar square footage and dollar amount of upgrades for about 167k. But the other homes are 1.5 story, what I picked out was a ranch. It doesn't matter to me what style it is. What I'm concerned about is payment, upgrades, and getting the most square footage. Does 165k sound like an unreasonable starting price for the home I picked out. I plan on using the other builders home/price as an argument. The other builder has the price of their home on the website. It appears it's in the process of being built. These homes are in the St. Louis, MO area. Any other tips I should use to get me the best deal I can. Thanks
Linear programming problem...? There are a total of 60 acres available for building houses. I know from experience that I should plan on building atleast three times as many ranch-style as colonial. I can make a profit of $5000.00 on each colonial and $4500.00 on each ranch. I need your help in deciding exactly how many of each I should build to maximize my profit. What would the constraints be? The Vertices? How would i scale my graph?
What do I do about noisy neighbors? Ok, My husband and I had a baby in June and had to move into low income housing to better afford the bills. I swear since we have lived here, the neighbors keep me up more than my newborn son. Our neighbors have three kids so I do not expect it to not get noisy...but I will hear them screaming at all hours of the night. Around 3 am every night I can hear them (clear as day) having sex. I want to add that their floor plan is the same as ours (their bedroom is right above ours) and it is ranch style...so we are on the bottom level and they are above us. They blast music throughout the day and their kids pound on the floor so loud that our light fixtures shake. I have contacted the office (like I said we live in subsidized housing) and all they do is put a note on their door over and over again, which isn't working. And one night it was so loud that I called the police and they said there was nothing they can do. This is so sad because we have the money to live in another apartment but our lease isn't over until May. My husband works an hour away and has to be at work at 7 so he has to wake up at 5 and there are nights they (our neighbors) have us up until 2, 3 am. If anyone can give me any advice I would appreciate it. Oh and I have tried just talking to them.... a few times they said they would try to keep the noise down...but of course they haven't.
Question about Modular homes.? We are looking at the possibility of a modular home and Ive found a lot of floor plans I like - we haven't beent o see anyone yet acuse it'll be a few months before we are ready to move. But I've found a couple places that say they wholesale these homes to buyers and then the homeowner/buyer then contracts a builder to do the prep and the finishing work. Any experiences with this? is it worth it? Also, I know it varies by company and house size and style, but dop you know an average cost of what the site work would charge? We are looking at ranches or colonials with probably 1800-2500 sq ft, 4 bedrooms, 2-3 baths and we want a basement and not just a crawlspace (is this possible?). If it helps I'm in CT. Not concerned with resale value as we plan on living there for a long time.... and I'm not sure it really is lower anyway, but that's not my question. I'm trying to figure out if I should keep pursuing this option and if we can afford it once I add up the cost of the house, the cost of the land, and the cost of the finishing work....... I know the cost of the homes from one builder, so I can estimate with that. I know the cost of land as I've looked online in my area. The only thing I don't ahve a clue on is the site work - is it like $20k, or more like 50K? Thx :)

CAC units... need answers from homeowners who have them...? I have a farm ranch style house in Suffolk county NY, and I'm considering installing a CAC system. The unit is a Ruud (similar to Reem) 13 SEER on one zone... my questions are: If you have this unit, are you happy with it? How much are your electric bills each month? Is it really cost effective to have CAC vs. in wall units? I had asked the installer (a friend) if I could have two zones... as I'm renting the upstairs to a tenant, and don't need to cool the upstairs during work hours... he said it's best just to have one zone, and that I really wouldn't be wasting money cooling all of it vs. some rooms at a time. Any advice would be appreciated. Forgot to mention... I don't plan on staying in this house more than 6-7 years... and am worried that the cost of installing it wouldn't be worth it. I'm getting it pretty cheap ($6500), but could probably buy 4 in wall units and run them 24/7 for the next 7 years and still not hit the $6500 mark. Any advice?? I should add that the price includes running ducts for all the rooms. The house has no duct work as of yet.

He builds two types of houses, colonial and ranch. Sales experience has taught him that he should plan to build at least 3 times as many ranch-style houses as colonial. If he makes a profit of $5000 on each colonial and $4500 on each ranch, how many of each kind should he build to maximize his profit? PLEASE HELP ME!!! THANKS!
home addition dilemma? We have a single story ranch style home - about 1500 square feet. We would like to build a 2 car garage, with an apartment above (for our college age son) along with a small workshop (for me) and a bonus room (man-room for my husband) both on the same level as the garage. We will be adding about 1000 square foot of living space not including the garage. We are planning to attach to current house with a covered porch. My concern is that with it being 2 stories, at least for the apartment part, it will look as if we built a "castle" addition along side a shack. Well, maybe not that bad. :) But I am afraid it will look ODD. Does anyone know of any sites that have good pictures of additions to small that I could look at to get some ideas of what we want before we start having plans drawn up? Thanks

It also includes a barn-looking structure which i believe they are calling the "garage". Which I'm planning to move my horses into. It's a decent house, next to a golf course *but also across the street from a home for "wayward" boys) about 3 minutes off a major interstate. and less than 30 min to hospitals/ schools/ malls etc. It's decent looking from the outside.. could be described as "quaint" but really needs a lot of work as it has a messy dirt driveway and is overall dingy on the inside, the fencing in the yard and even the barn needs a lot to be what I would consider live-able.. To give you an idea, I currently live about 4 minutes away on 1.21 acres holding a 1100 sf ranch style house built in 1960 appraised at $160,000. Our house is UTD, has a large back/ side deck and a roofed front porch, hardwood floors throughout, a completely finished basement, new windows, doors, siding, roofing and requires no necessary work to be move in ready. We're in Pennsylvania, not really next to any major cities other than Wilkes-Barre/ Scranton.

The wedding is held in Ontario, where both of our families live, in a local Church. While we were on our honeymoon, we find out that I’m pregnant with our first daughter! We look through tons of baby-names books, and finally, decide on the name Skye Alexandria. Skye was born on November 15th, right on her due date. When we find out we’re pregnant with triplets, we really wanted to connect their names some how, but neither of us liked rhyming names, so we decided to use the same letter for all of them. We decide on, Nicholas Jacob, Noah Joseph and Naomi Taylor. They were born on December 23rd, just in time for Christmas When we found out about our “French” daughters, we were thrilled. We decided to give them both French names, to honnor the beautiful country. We chose, Rachelle Marie and Maxine Grace. They were born on June 29th. When we moved from Toronto to Vancouver, we were thrilled. We got an amazing house, big enough for all of the kids to have their own room, with tons of room to spare. It has a huge kitchen, with granite counter-tops and stainless-steal appliances, and the living / family room is huge. The master-bedroom is fantastic, and it has a huge ensuit, and the dining room is gorgeous. We have a giant back-yard, with a pool and a hot-tob, not to mention the trees, gazebo and firepit. We also have a fairly big barn / coral, so we decided to make our life-long dream come true and get a couple of horses, two females. A Palimino, Sunset, and an Arabian, Midnight. We also got a male Golden-Doodle (golden retriever / poodle) and named him Frisbee. Again, we are thrilled to find out I’m pregnant. We name decide to name our third son James Micheal, after my grandfather, James and he has brown-hair and green eyes. He was born on September 3rd. Now, when our second-last daughter is born, we decide to name her Sarah Emily, and she was born on November 17th, and we adopt Payten Melissa and we find out her birthday was on the same day as Sarah’s. Our last daughter, well, last child was born on March 15th, and she had blonde hair and blue eyes. We decided to name her Emereld Lynn, and we absolutely adore the name. That’s all. outdoor entrance stairs remodel I'm giving my house an entire "facelift" and need some great ideas. It's a 1960's ranch style house, really simple. The previous owners decided to attach a "sunroom/hot tub room" to the front, yes I said front, of the house right next to the entrance leaving absolutely no room (sunroom is 20x17). I'm thinking the only thing I can use as stairs are wood since the front door and the side of the sunroom are only about 5 inches apart. There is also a deck (12x15), which I'm planning on ripping apart since the previous owners didn't take care of it, nor anything else:( The sunroom sits on a cement slab which extends over past the front door, meeting the deck. My house looks ridiculous to say the least, but I'm trying to do what I can. This is my first house:) Let me know if you need anymore info and please give me ANY ideas you can!!! Thanks:)
