I want to construct a house,I have a small plot(Area:3866 Square feet),I need housing plans and maps for that?
Details of plot size are given below: Lenght of plot:85 feet Width of plot:45 feet Total Area of Plot:3866 Square Feet. Please guide me or refer me to the websites from where i can get help. I will be very thankful to you

- Be advised those COMPLETE SET of plans will run you thousands of dollars.
- First you need to find out what the set backs are and the zoning to see if you can even put a house on a lot that small. You may find you have a 10 foot set back on the sides and if that is the case you could only build 25 feet wide. you may also find you have a 20-30 foot set back on the front and back. You may find out you can't build at all do to zoning requirements like you have to have at least have a 10,000 sf plot.
- Great an ambitious builder.... You gona nail all the boards together and dig the foundation---NO... In your city go and see a housing contractor and let him show you what he can build on the lot...If you don't like his homes go to another builder... Not trying to throw a monkey wrench into your venture... There is a hole bunch of paper work that has to be completed and permits to pay for. . It is your land and before you can dig a hole -- its insane. Trust me and see a contractor--he can help get the loan -- lender has to have proof the builder is financialll fit.....
- First of all, you need to check with the city and/or county to make sure you CAN build on a lot that small. You will also need to check with the city for zoning and building code requirements. So you need to start by going to your City Hall - it is a necessary step and they are generally very helpful. This is not the kind of thing you can do completely online - although your city might have some useful information online. Most cities have websites in this standardized format: www.ci._____.__.us Put the name of the city in the first blank. If the city has more than one name, use the - inbetween the names. Then use the two letter abbreviation for your state. For example, Spring Lake Park Minnesota would be like this: www.ci.spring-lake-park.mn.us Then if all goes well, you need to make several decisions. Are you going to build this all by yourself? Are you going to hire a builder? Do you want a custom home? Do you want an "off-the-shelf" design that can be built inexpensively? Or something inbetween? In general, there are three types of builders: production (no changes to plans), custom (will change anything and everything), and semi-custom (will be able to make some changes - but there are limits). It sounds like you might want to work with a semi-custom builder that has experience building small homes. They will have plans already drawn up and help you with minor modifications. Or you can go to an architect first and then look for a builder who can build the home you've designed. It can cost more this way, but it depends on exactly what you want. - Check with your local building department to see if there will be any restrictions for your lot such as set backs and easements. Also check into building regulations for your area such as the types of foundations you are allowed to build on, are there any height restrictions, etc. Once you know what is acceptable in your area, visit this website. They have all sorts of great plans and it is easy to search for the type of home you are interested in building. You can search by width and depth, one or two stories, square footage and so on.
