would it be better to buy a nice house or a condo?

im in college right now, still have a few years to go but ill be out by the time im 23-24 (20 yrs old now)... and im gonna move back home for like 2 years and save up i was wondering what would be better: A nice 2 bedroom condo or have a nice 4bedroom 2story house built. I dont plan on having any kids/kid for a long time ...if i live in a condo itll be cool cuz itll be just me but if i get the house thats gonna be the place i stay for life.. thats a few years away but i was just wondering single male

  2. Houses are much easier to resell, and they typically will appreciate at a greater rate. Even with the short time horizon, you could always rent the house, while you wait for the market to fully recover. I have many clients who purchase properties while their children go to college, and sell the properties after graduation. Many of them report that their gains cover most, if not all and more, of the tuition. If you can find a deal in your market, I would recommend a four-plex, as it lowers the vacancy risk.   3. I'd rather have a house -- and not one in a neighborhood run by a housing association. With a condo, you ALWAYS have association fees that can run as much as the mortgage payment. Sometimes you can cut a deal with the sellers where they'll pay the first year or so of the fees, but they're not worth it.
  4. depends on where u will be living/working. some parts of country condos = overpriced apartments and lose money houses = some appreciation overall but much higher 'real costs'. when it come to house/condo u must decide what u want to do with ur life. wait untill u have GF with nose ring or ring on finger cause she may not want to live where u bought. would suggest u save , live inexpensive, look for a bargain. DO NOT over buy (see subprime mess). as for house being 'the place..... for life' truth is - it will not be. do ur homework b4 signing any thing.
