Will i get planning permission?

I'm buying a detached house with large garden surrounding it so want to replace the attached side garage with a double extension and hopefully wrap round the rear with it too. It would be still a good 5 metres or so from next door and probably 15 metres from the bungalow behind.What factors would cause the planning dept to refuse?

1. Its impossible to say! It depends on so many factors...you don't even say what area you are in. The only way to find out is to apply for permission.
