What is a good software program for designing a commercial building?

I am looking to design a movie theater / cinema for a downtown area. I am looking for a good design program that wouldn't run too expensive (or at least offer a free trial). It would be very helpful, although not required, if the program could provide 3-D rendering, estimated costs, and architectural drawings.
