  1. There are books you can buy full of house plans or you can buy a software that allow you to create you own. Best to draw your design and then give to an professional for detail work. I drew a layout on a piece of paper and then built my own house, I change the layout as I went and the house increase in size of the 2 years I built it.
  2. There are many house plan magazines out there. You can find them at Lowes and at many other stores. The magazines are usually listed based on the style for the home you want. For example, contemporary, victorian, and etc. If you look through and see something close then take it to a builder and they can modify it for you. Builders also carry many plans in magazines. If you know of a builder who you would like to have build your home, ask him/her if they do free plans. Lots of them do if you use them to build your home. If you decide to go with someone else then they will sell your plan to you. That price can range from $500 to several thousand dollars depending on how much time they spent on it. Good luck.
  3. Since I was a child, my dad has drawn house plans for a side job. I loved it, and started doing my own since I was 9 years old. They are not perfect and all to scale, but it is a hobby. So, when I saw your question, I was thrilled! There are several ways to find the right floor plan. However, you must always keep in mind the terrain for where the home will be built. A slope of any kind must be taken into consideration. I have a book called 1,001 Best Floor plans, or something like that. I love to look at it. You can find books, as well as magazines, like that at book stores, such as Barnes and Nobel, Hastings, etc. Or, you could look online at several different sites. No matter what you do, you are probably going to have to pay someone to draw up the official plan that you choose to use. Different companies charge different amounts, and most of it depends on square footage. See the sources for different websites. Enjoy! Or, once you find one that you like, and might want to make some changes, I know my dad is still doing it on the side. Contact me if you have any questions. :-)
  4. Visit the website below. We bought our house plans from this company. If you click on the the link that says "search plans" above the "10% Off" sign on the home page, it will take you to the advanced search where you can choose some of the features you are looking for. However, I learned from experience that sometimes the more specific I was, the less plans it returned in the search. It doesn't hurt to click the bonus room check box, because you can use a bonus room for anything. Also, don't rule out plans that have a den or a study. In most cases either one could be converted to living room or dining room. http://www.thehouseplanshop.com/index.php
