Help! I need someone in real estate to help me!!?

So my fiance and I are looking at a house that is $244,000.00 CDN. I believe the house is vacant at the moment, it is in a very good area and these are some of the specs: Texas sized bungalow, very open plan, large living room & kitchen. 3 bedrooms up, unfinished bath off master. Basement has some development. Most windows replaced in 08. Plus furnace, ext doors & air conditioner, new eave troughs. & fascia, exterior paint, back yard regraded in 07, large double garage & back yard. What im wondering is, what is a good but lower offer to make on it. Remember its $244,000 Canadian and also vacant at the moment. Only realtors or someone with a realtor background may answer. The agent will help you find a place, help you determine how much to offer, write up the offer paperwork for you including what concessions and contingencies you should include in the offer, walk you through the whole purchasing process, and conduct all the negotiations with the seller and/or his agent. You have everything to gain and nothing to lose by securing a buyer's agent when buying a home.
