The builder of our house changed our plans without asking us, what can we do?
Our builder changed our plans on our home without asking us, moreover, they moved our central air unit from the side of the house to behind the house under a window, they did not call us, we just happened to go by to check its progress and saw this. Our plans show the unit on the side of the house, I think it looks horriable behind the house. What can we do now that it is already done?

- Do you have a written contract????? if so, 1 of the specifications should read something like this.....The client or the building contractor may suggest changes to the works but no such changes or changes to the contract sum shall be made unless the Householder has so agreed in writing before the changes are made. ...... if this is the case then you can have a stop work order on the contractor until such time as he follows proper procedure.
- contact the builder and ask him why he did it, then tell him what u want done about it, if he doesnt coroperate then get another builder.
- Tell him to put it where it's suppose to go.Tell him to build the house according to the plans. Ask him why he made these changes without consulting you. Consult a lawyer to find out what your options are.
- A contract is a contract. If yours specifies the unit be on the side, he better have a good reason for not doing it. It can be moved, although the extra length of the tubing may hurt the efficiency of the unit. It's up to the contractor to satisfy the customer. It will be your house. He works for you.
- If you have a contract, sue him! Call your attorney...good luck in getting your house that you want:-)
- Talk to the General Contractor to find out the reason. It might be necessary but if it was just an oversight or more convenient then ask him to replace it. The same goes for the changes in the floor plan. If you are building a custom home then you have full control pertaining to the layout. If it is a spec home then you can only make suggestions and negotiate several things like wall colors and floor coverings cabinetry etc. but in the end a spec home is financed in his name. Where as a custom home the money is escrow-ed and he is subject to your approval. You will want to seek advice from a counselor [free of charge if possible but from my experience these are your options.
