Do I need planning permission for a very large summer house/cabin please?

I have a small bit of land to the side of my property and wish to erect a large summer house or cabin. I just wondered whether I would need planning consent or not. Just to complicate matters my cottage is listed and someone said because of that I would need permission if it was within a certain distance from the cottage. Thank you

  1. Hi there. You will have to check eith the listing authority, there is no one single rule for this. A sympathetic design in wood (so NOT permanent) will usually be approved. Good luck, Steve.
  2. easiest way is to ask ..especially if it can be seen from road ...im a builder ..as the law stands you can construct a timber building in your garden (back?) using up to 50%of garden but the roof must not be more than 3 metres high ..but you cant make it a habitable room
  3. better check with the local planning office, it all depends on the size of the footprint
  4. Best thing to do is to call the city. Usually you need building permits and there are guidelines for sizes, how far from the property line it needs to be, etc.... Better to be safe than sorry!
