How to locate a long term apartment rental in what town in Turkey?

Hello, We are a family of US citizens looking to relocate to Turkey permanently. We are trying to get ideas on what are the nicest coastal towns to live in. We are not looking for touristy areas but just nice, quaint, coastal towns that are really affordable and safe. A town with good food, markets (malls are not needed!) bus route, friendly and pretty. We would be interested in finding out how it's best to locate a nice house, villa, bungalow to rent and how much we can plan on spending. Is it possible to find a house to rent for around $700. USD (1,066.10 TRY) per month? I see a lot of villas to let but they all seemed to be listed as holiday villas etc and quite honestly too expensive for us. Our plan is to save money in Turkey, not spend more than we do here in the USA for renting a house. We need something long term. Craigslist does not have anything listed either. Would it be best to chat with locals? Newspapers once we get there? Please note, this move is not happening for at least a year or longer. Are you familiar with how the pricing works with most of these realtors in Turkey? Is it by the day, by the week, by the month? I can easily convert the pricing to USD, I'm just not sure how often we'd be paying the $ they show. Do you know if are there other charges with rentals in Turkey? Such as maintenance. I've also read a lot of blogs that mention having to pay for the previous tenants utility bills they have left unpaid and fees that seem very different than what we pay here in the USA. We're are commonly paying for: Rent Heat Hot Water (and in some cases for water in general) Electricity Phone and/ or internet Some times we have to pay for maintenance fees for lawn and garden care, pool care as well. Generally we are not held responsible for the previous occupants bills that they have left unpaid. Thanks!

Hi, villas are rented during summer for 15 days-1 month or sth. so they're expensive cause they're short term rents. if you rent from a local real estate agent, instead of a tourism agent (or a real estate agent working only for tourists) you can find better prices. www.milliyetemlak.com www.hurriyetemlak.com are the most used websites. they have english options too (let's say semi-english :D) usually rents are paid monthly. at first the landlord might ask you to pay for 6months/1years at once. i found a nice villa for 1500 http://www.milliyetemlak.com/3335748 if you talk to the landlord s/he probably makes discount for long term rents. 1000 lira/month might be possible. search in these cities: muğla (the city where bodrum is), aydın (look for the town kuşadası), izmir (it's not a town, it's the third big city) but you can move to a town of city. these are all nice places quite but not deserted during the winter. famous marmaris is in the city muğla too, it is already inhabited by brits (if you'd like their company :D) the best thing would be finding the houses through these sites (or another popular real estate websites) and going to the real estate agency to speak to them. i think you should go there and speak to them (at least on the phone or by mailing, but dont pay before being there, talking to them and seeing the house, you should see for what you pay the money). the real estate agency workers drive you to the houses and show the houses all day and they speak about the conditions... on these websites local agencies are signed up, and it's illegal to rent or sell house without an agency. http://www.milliyetemlak.com/kiralik/konut_ev_daire/mugla/bodrum/emlak.html?lgth=1,1,18-98&fiyatTip=1&t=2&PageNo=4 for ex on that page, on every line for each add, at the right the logo of the agency appears. if you click on it, you'll see the address and contact info. and one thing i noticed, in rental ads on these websites, sometimes prices are written weekly or even daily. this is perhaps it's for the use of tourists for short term rentals, multiply the price for the monthly price or ask the landlord for the discounted price.
