Building a house on land that i already own...?

So my mother has promised to give me her second property. There's an old ranch style house with an acre of back yard on the property. She rents it out to a family right now, but in a few years i'll be wanting to make my move on the property.... So my question is, would it be cheap to build a new house on land that i already own, rather than buy a house on land i don't own? I plan on tearing down the old house since i don't like it at all...

1. Construction costs are a LOT higher then a premade house right now. It will all come down to the value of the land.
2. Promises can be broken. Until you receive a deed from your mother, don't spend a cent on it.
